There Are Other Realtors that Rebate, Right?
Yes there are. I am offering 2.5% of the sales price though. Other realtors have to pay their brokerage 30% of their commission. The difference means on a $300,000 house, you get $8,000 with me. With another realtor listing 2.5%, it would only be $5,250. Almost a $3,000 difference!
You will also be working with me and I believe in excellent customer service. You will not be left “on read” or be waiting days for a call back. A different realtor would deprioritize your sale because they are making less money. Not me. I care.
Why Offer the Rebate?
The internet has change the way that houses are bought and sold. No longer are the days where you have the physically go to a brokerage and flip through a book of house options. Now you can tour homes on your own, do your own market research on pricing, schools, communities, builders and more. All that research that you do save me time and money so I pass it on to you. This is a win-win-win situation. You benefit from the 2.5%+ rebate, I benefit from gaining your business, and the builder benefits from selling homes.
How It Works
Why 2.5%?
Most builders in Texas pay an agent 3% to encourage realtors to bring clients to their communities. That 3% is considered a marketing expense and it part of the home price. If you don’t pocket that 2.5%, then the builder keeps it. The 0.5% that I keep covers my transaction costs.
Can I Get More Than 2.5%?
Yes! Builders will offer promotions, discounts, upgrades, and more. I’ll help you negotiate those incentives to ensure you receive the maximum from the purchase of your home.
The 3% is Extra Profit?
If you don’t register me as your agent, the builder simply pockets the 3%. They make extra profit off your home! They will not reduce the sales price by 3%.

Are Rebates Legal?
Don’t leave money on the table! Rebates are 100% legal in Texas! You can be the benefactor! You can read about it more on the Texas Real Estate Commission's website.
What are the Terms and Conditions?
The offer is valid to clients purchasing new construction (no resale homes) through a builder in Texas that has sales agents that show the homes/ discuss the floor plans/ interior options, and offers a 3% buyer agent commission. Boutique builders that use third-party listing agents are excluded. If the commission offered by the buyer is less than 3%, the rebate will be adjusted accordingly. If it more than 3%, you earn more money!
What if I'm Already Using An Agent?
The offer is not intended for individuals already registered with an agent. I am happy to assist you once your agreement expires.
What if the Sales Agent Won't Register?
One of the first questions a sales agent will ask is "Do you have a realtor"? When you say "Yes" and provide my information, if they say that I must be there on the first visit, refuse to register and ask for their card. Send me their information and I will call and introduce myself. Usually the sales agent wants to ensure you register so they can make the sale. If you start to leave, generally they will offer to register me as your realtor without being present.
